You must be at least 62 and own your home, and the home must be your primary residence. You need enough equity to pay off any existing balance, and you don't need to own your home free and clear. All applicants go through a financial assessment, and HUD counseling is required before the loan moves forward.
No. You keep title to your home as long as you meet the loan requirements, such as maintaining the property and paying property taxes, homeowner's insurance, and any HOA dues. As with any mortgage, a lien is placed on the property to secure repayment.
Monthly mortgage payments are not required, though you can choose to make them. You are still responsible for property taxes, homeowner's insurance, and keeping the home in good condition.
A HECM is a non recourse loan, which means the lender can only be repaid from the sale of the home and never for more than its value. Heirs who want to keep the home can pay the lesser of the loan balance or 95% of the appraised value.
Yes. You can sell whenever you wish and pay off the reverse mortgage at closing. There are no prepayment penalties if you pay the loan off early.
